Kiyosaki Doesn’t Care

Robert Kiyosaki, the 79-year-old author of “Rich Dad Poor Dad,” told the Get Rich Education podcast he’s sitting on $1.2 billion in debt tied to his real estate holdings, and he’s treating the number as a badge of strategy rather than a warning sign. He said:

If you owe the bank $20 million and you can’t pay it back, you got a problem. But you owe the bank $1 billion and you can’t pay it back, it’s their problem.

The $1.2 billion figure isn’t Kiyosaki’s personal liability alone as it finances roughly 1,500 apartment units and a portfolio of hotels held by a group of real estate investors that includes Kiyosaki and his partners.

With an estimated annual income in the range of $3 million, analysts who’ve tried to size his personal exposure put it closer to $30 million to $60 million rather than the full $1.2 billion, a gap that shows how much leverage in a syndicated real estate deal gets spread across dozens of co-investors. In any case, Kiyosaki has not been one to stop, adding:

Only lazy people use their own money. Your job is to borrow money. We’re always buying real estate because we use debt, and we pay no tax legally.

A Recurring Playbook Opens Once Again

Kiyosaki’s comfort with massive leverage is analogous to how he’s talked about bitcoin for years, remaining an outspoken bitcoin bull and repeatedly calling it an investment worthy of being compared to gold and silver (as protection against a devaluing dollar).

In fact, he’s continued buying through market swings even as bitcoin’s price has moved from deep drawdowns back toward the $77,000 range this year. Moreover, this isn’t the first time Kiyosaki has used a jarring number to grab attention before pivoting to his broader thesis about an ‘everything bubble’ he believes is still inflating across stocks, bonds and real estate.

He’s warned for months that a bigger reckoning is coming for over-leveraged institutions and governments, while insisting his own leverage is different because it’s backed by cash-flowing property and hard assets he’d rather hold than dollars. He’s used the same shock-then-explain formula before, once calling himself “a billionaire in debt” to make the identical point about borrowed money working in his favor rather than against it.

Whether $1.2 billion in debt ages as a genius move or a cautionary tale will depend entirely on where interest rates, property values and bitcoin’s price go from here, three variables Kiyosaki has bet, loudly and repeatedly, will move in his favor. For a man who’s built a career on selling financial education, the debt figure functions more like marketing than a groundbreaking disclosure.
